Hidden Home Costs Now Add $1,380 Monthly Beyond Mortgage
Owning a house carries a hidden price tag that is getting heavier every single day. Zillow and Thumbtack discovered that property taxes, maintenance fees, and insurance now add roughly $1,380 each month to standard mortgage payments. These hidden costs of homeownership have climbed by nearly one-third in the last five years as expenses for upkeep, coverage, and levies eat into family budgets. The new report from both companies shows these annual charges total about $16,566 per year, which breaks down to roughly $1,380 a month beyond the loan payment itself.

Inside that $16,566 figure, the typical U.S. homeowner faces approximately $11,171 in yearly maintenance costs. They also pay about $2,266 for homeowners insurance and spend $3,129 on property taxes alone. Many households focus so much on winning the home and underestimate what it truly costs to live in it, according to Zillow Senior Economist Kara Ng. Long after they receive the keys, insurance, taxes, and upkeep remain recurring expenses that people must plan for carefully. Since these homeownership costs vary wildly by market, home shoppers should run the numbers and understand exactly what they can afford before making an offer on a property.

Hidden costs have risen sharply in recent years with the biggest jump occurring in homeowners insurance premiums which are up 54 percent over the last five years. Maintenance costs posted the second-fastest growth rate as annual figures rose 32 percent during that same period while property taxes grew by 19 percent. Overall homeownership costs increased just three percent in the last year but have surged 32 percent since the start of this decade. The Zillow and Thumbtack analysis found maintenance costs showed the clearest slowdown as annual increases eased in each of the last five years. That trend slowed from nine percent in 2022 down to a mere one percent by 2026.

Insurance is following a similar pattern with premiums rising just 0.3 percent between February and June 2026 alone. The slowdown in maintenance cost growth offers welcome news for homeowners managing many competing expenses today, noted Kendra Sinclair from Thumbtack. Planning for regular upkeep throughout the year can help prevent bigger repair bills later on and protect savings when something unexpected happens. The biggest increases in hidden homeownership costs appeared in a handful of metro areas where insurance premiums have risen at least 50 percent over five years in nineteen of thirty metros analyzed. The largest increases occurred in Dallas with a seventy-five percent hike, followed by Tampa at seventy-one percent, Denver at seventy percent, and Houston at sixty-nine percent.

Those insurance premium increases may be driven partly by severe weather including hail storms, tornadoes, and damaging winds across the region. Maintenance remains the largest hidden cost in the country covering about two-thirds of the national total while staying above $12,000 in six major metro areas. Seattle recorded $12,594 and Boston reached $12,486 for these annual upkeep expenses specifically. The sharpest uptick in maintenance expenses happened in Los Angeles where costs jumped twenty-seven percent year over year according to the analysis. Experts attribute this spike to a mix of regional factors like wildfire-related recovery efforts, heightened demand for home services, and persistently elevated labor costs everywhere.
